Kielder Cottage
Booking terms and  conditions

Payment

We ask for a non-returnable advance payment of £100 with each booking, and for the balance to be paid 8 weeks prior to the start of your holiday. Our preferred method of payment is by bank transfer, however we also accept paypal and cheques payable to K Short.

 

We also kindly ask guests to pay a £100 good housekeeping bond to cover any chargeable damages. The bond will be refunded within 3 days after your stay.

 

We would not charge for breakages of small items such as a cup or glass, however please bring any such breakages to our attention to enable us to replace them for incoming guests. For loss damage or breakages of larger items, several smaller items or keys, we would charge a reasonable cost of replacement.

 

Cancellations

If you need to cancel your booking you must inform us in writing/email as soon as possible. If you cancel more than 8 weeks before the start of your holiday, then the final balance would not be payable.  If you need to cancel within the 8 weeks before your holiday, the balance will only be returnable if we can re-let the property for that period. We therefore strongly advise that you arrange suitable holiday insurance.

If you do not inform us of any cancellation or fail to make the balance payment in time, we are entitled at our discretion to treat your booking as having been cancelled by you.

Arrival and Departure

The cottage will be available from 4pm on the first day of your holiday.  Access details, including key box security code, will be provided prior to your stay.   We are contactable by telephone should you require any assistance. Departure time is 10 am.

 

Occupancy

Kielder Cottage is a non-smoking cottage.  No more than six people may occupy the Cottage at any one time, and we reserve the right at our absolute discretion to refuse admission or repossess the property if we have reasonable grounds to believe that a breach of our booking terms or conditions , a crime or damage to property has been committed intentionally, is being committed or may be committed by anyone in your party during your stay.  These circumstances will be treated as a cancellation by you. You are fully responsible for the behaviour of the members of your party.

In the interest of Fire Safety -  Smoking, use of candles or tea lights, deep fat frying and electric vehicle charging are prohibited.

Barbeque

A barbeque is provided for your use.   This may only be used in the front paved garden.  Full safety instructions are included within the information book at the cottage.

Pets

We are happy to accommodate a maximum of two pets by prior arrangement.

 

  • Please keep pets off all furniture including beds.

  • Do not leave pets unattended unless caged.

  • Remove all evidence of pets from the house and garden before leaving.

 

You will be liable for all damage caused by your and your Guests' pets.

 

 

Liability

We shall not be liable to you if the Cottage is not available for your booking and for any loss or damage suffered by you caused by any circumstances which are beyond our reasonable control (e.g. fire, flood, exceptional weather conditions, power-cut etc).  If the cottage is unavailable, your booking fee will be refunded but we shall be under no liability for any consequential or indirect loss and/or expense (including travel and the costs of securing an alternative accommodation) arising out of a breach by us of this hire agreement.

 

Essentials

We provide initial supplies of everyday consumables such as washing up liquid, toilet rolls, hand soap etc.

Towels and bed linen are provided.

 

Owners Access

The owners of the property or their representative shall be allowed access at any reasonable time during your stay.

In the unlikely event of an electrical or plumbing fault, please contact the owners, Ken and Kath, our telephone numbers are below and also in the welcome pack. We will make every effort to arrange for the problem to be resolved quickly and efficiently.
